Blended Managements (Owner/ Agent)
Whilst I am a raving fan of owners/landlords caring for their properties and therefore the tenant’s experience of such…I am generally less enamoured with a blended mix as this generally leads to communication failure at some point.
More often the owner befriends the tenant and wants to become “hands on” in the day to day management affairs whereby either the property manager ends up out of the loop or acts inadvertently against owners wishes. A tenant reporting an issue to an owner may (incorrectly) assume that this is relayed to the agent to act upon. This may not eventuate (Owner assumes PM has been informed) or becomes diluted in translation leading to the incorrect actions or procedures occurring due to at least one party not being privy to essential information. This potentially leads to a breach in the lease when appropriate notice is not given for attending the property…whether it be trades people or owner.
That doesn’t mean it can’t work…it’s just not a great formula for successful outcomes. Personally I have never met or selected a tenant for myself…it is a business transaction/ investment that ideally owners should remain at arm’s length from or manage the property themselves.
As an owner you always retain the right to fix maintenance issues with your own contractor and we can assist in facilitating this provided it is not an urgent or emergency repair in which case we will always default to our preferred contractors. The advantage of this is if we are not satisfied with works done we have the means to hold contractor accountable.
With regards to photography it’s great to receive owners photos provided they are of a professional standard. Dark, stretched and photo shopped shots undermine the property and ultimately put off potential quality tenants…especially prospects from interstate who then question the integrity of the property…on this I have countless examples where tenants have stated confidence in marketing photos matched their expectations…the reverse is also true.
