Your Asset Manager needs to be an expert in Internet Marketing, and should not necessarily “follow the crowd” by advertising heavily on third party websites either. Here is what your Asset Manager should be doing to find a tenant for your property:
Your Asset Manager should have an online booking system that can be accessed 24/7;
Your Asset Manager should have a renters club that auto matches tenants to properties;
Your Asset Manager should be a team and be able to show your property 6 days a week;
Your Asset Manager should have large numbers of signs in the area;
Your Asset Manager should be an expert at directing enquiries to their agency’s website;
This will bring the best tenants to your Asset Manager who will then qualify the applications and recommend the right ones for your property.
If your property is not renting there are usually only two reasons: The Asset Manager is incompetent or the rent is too high.
If you keep advertising your property, people may start wondering what is wrong with it.
